Bold Street, Ropewalks, Liverpool.

Residential Conversions and Apart-Hotel Development (Above Commercial Units)

Bold Street is one of the UK’s most vibrant and eclectic independent retail destinations. Regularly recognised as one of the country’s leading independent high streets, the area is home to dozens of cafés, restaurants, bars, and specialist retailers that give the street its distinctive character.

For over two decades, Iliad has played a central role in Bold Street’s regeneration. Rather than wholesale redevelopment, Iliad undertook a long-term programme of refurbishment and adaptive reuse, focusing on derelict and underused upper floors above active retail units. Many of the buildings along Bold Street date back to the late nineteenth century, with some constructed as early as 1872. These heritage assets

required sensitive, carefully phased intervention to bring them back into productive use while retaining their architectural character and contributing positively to the street’s evolving identity. Through this work, Iliad has delivered a collection of high-quality residential apartments and apart-hotel suites, combining contemporary interiors with retained historic fabric. These conversions have unlocked valuable city-centre residential space in one of Liverpool’s most walkable, desirable, and culturally rich locations.

Heritage-Led Adaptive Reuse

Bold Street exemplifies Iliad’s approach to heritage-led regeneration. Rather than erasing the past, each building was assessed individually, with original features retained wherever possible and modern interventions carefully integrated.

This incremental, building-by-building strategy allowed the street to remain active throughout the regeneration process, supporting independent businesses at ground level while introducing new residential uses above.

Placemaking at Street Scale

Unlike single-site developments, Iliad’s work on Bold Street demonstrates placemaking at an urban scale. By reinvesting in existing buildings, improving upper-floor accommodation, and maintaining active frontages, the street has evolved organically into a thriving mixed-use destination.

The result is a district where people live, work, eat, and socialise – a place defined as much by its culture and community as by its architecture.

A Lasting Contribution to Ropewalks

Today, Bold Street stands as one of Liverpool’s most successful examples of inner-city regeneration driven by independent enterprise and long-term stewardship. Iliad’s sustained involvement has helped secure the street’s future while preserving the character that makes it unique.

This ongoing programme reflects Iliad’s commitment to adaptive reuse, heritage conservation, and creating places that remain relevant, resilient, and loved over time.
