Building Places That Last.

ABOUT US

Creating places where communities flourish – today and for generations to come.

Founded in 1996, Iliad is an award-winning property development and investment company shaped by one simple belief: places thrive when people and culture sit at their heart. For almost three decades, we have delivered regeneration projects that bring new life to towns and cities, creating neighbourhoods that remain relevant, resilient, and well loved.

OUR STORY

Since 1996, Iliad has grown from a local pioneer into one of the North-West’s most respected property companies.

Our ethos has remained constant: great neighbourhoods are shaped not only by buildings, but by the people, culture, and daily life that animate them. We believe successful places grow from an understanding of how communities live, work, and connect, which is why our developments focus as much on character and identity as they do on design and construction. From sensitive heritage conversions and complex listed restorations to large-scale residential districts and mixed-use neighbourhoods, every project is guided by a long-term view of how it will evolve and serve future generations.

We work closely with local partners, councils, and community stakeholders to deliver thoughtful, enduring regeneration that strengthens the urban fabric rather than simply adding to it. Our involvement does not end at conception or completion. In many cases, we retain ownership and active management of the majority of our projects, alongside continued investment over time. This long-term stewardship ensures that quality is maintained, value is protected, and the places we create continue to thrive well beyond delivery.

A Property Company with Purpose.

Purpose-led Placemaking

We build with purpose, guided by a “more-than-bricks” mindset that places culture, liveability, and experience at the centre of every scheme. Our developments balance strong architecture with the elements that give a neighbourhood its character – from public realm and local identity to how people interact with the space day to day.

Working closely with residents, businesses, and local organisations, we ensure each project feels rooted in its surroundings and genuinely supports the communities it serves. This collaborative approach helps us deliver places that are authentic, inclusive, and built for modern city life.

Regeneration with Long-term Impact

Our work is shaped by a long-term commitment to sustainable regeneration. We focus on unlocking forgotten spaces, reviving high streets, and restoring heritage buildings so they remain relevant for decades to come.

By investing in the fabric of towns and cities, we help shape districts that thrive economically and socially, creating lasting value for residents, partners, and the wider region.
