At the heart of Rotherham town centre, All Saints’ Quarter is a flagship regeneration initiative led by Iliad, comprising Keppel Wharf, The Old Market, and the Imperial Building.

Delivered within the historic core of this former Saxon market town, the scheme represents a major programme of inner-city regeneration. Iliad transformed a collection of brownfield and heritage sites into a cohesive residential-led neighbourhood, reintroducing life, activity, and long-term value to a previously underutilised part of the town centre. The development delivers a range of high-spec modern apartments, from one-bedroom homes to family-sized three-bedroom residences.

Many apartments benefit from private terraces, landscaped courtyards, or elevated views across the town and surrounding area. Architecture and layout were carefully considered to balance contemporary design with sensitivity to the historic urban fabric. All Saints’ Quarter demonstrates Iliad’s ability to deliver regeneration at scale, coordinating multiple sites into a coherent and commercially viable neighbourhood. By reintroducing residential use into the town centre, the scheme helped support local businesses, improve footfall, and restore confidence in Rotherham as a place to live as well as work.

The phased approach allowed heritage buildings to be brought back into use alongside contemporary new-build elements, ensuring continuity of character while meeting modern living standards.
