Our History
1996
Iliad Group founded.
1996
Delivery of the Former Oxford Maternity Hospital – converted into student accommodation, marking Iliad’s first major regeneration project.
1997
Iliad becomes an early investor in the Ropewalks, acquiring derelict properties and underutilised land for future regeneration.
2002
Manolis Yard completed – the first privately funded residential scheme in Ropewalks, paving the way for urban living in the area.
2003
Mathew Street Development completed – 11,000 sq ft of commercial space delivered on the site of the original Cavern Club.
2004
East Village completed – £20m “urban village” with 250 apartments, retail, and new wing for Liverpool Community College.
2004
Iliad opens and operates Sapporo Teppanyaki restaurant in Liverpool the East Village
2004
Marybone Student Village completed – first of three phases, establishing a major student housing presence in the city centre.
2006-07
Lever Court completed – 61 apartments with private courtyard above retail in Ropewalks.
2007
Scholes Hall completed – family homes and bungalows on the historic estate site in St Helens.
2008
Juggler’s Yard completed – 57 apartments, live/work units, and commercial space on Vauxhall Road, inspired by historic Juggler Street.
2009
Elysian Fields completed – 107 premium apartments with concierge, secure parking, and a landscaped courtyard.
2009
All Saints’ Quarter (Keppel Wharf, Imperial building Old Market). A major residential regeneration in partnership with Rotherham Council.
2011
Bagot Street, Birmingham completed – 656-bed student accommodation in the Gun Quarter.
2013
St Michael’s Student Scheme completed – 261-bed PBSA in the Ropewalks.
2015
DoubleTree by Hilton opens under new operator – luxury 87-room hotel within the restored Grade II-listed Municipal Annexe.
2018
1 Truman Street completed in 2018 – Full heritage-led conversion of a listed building into 12 high-quality residential apartments.
2019
Prescot Watch Factory completed – 54 extra-care apartments and 16 bungalows delivered with Knowsley Housing Trust
2020
Woolton Village Residences & Crust Restaurant – Delivering two luxury rental homes alongside Crust restaurant in the heart of Woolton Village.
2021
151–155 Duke Street completed – Conservation-led redevelopment of a derelict Victorian building, delivering 21 hotel apartments.
2021
The Eight completed – 120 build-to-rent apartments with concierge, communal courtyard, and city views.
2022
Planning granted for Hotel, a 189-unit flexible living hotel on Duke Street.
2023
An 8-apartment scheme on Bold Street. Iliad were early pioneers in bringing the upper floors of Bold Street buildings back into residential use, something we’ve been consistently delivering since the late 1990s.
2024-25
Ongoing heritage-led redevelopment across Bold Street and Liverpool City Centre, unlocking space for new commercial and residential uses.
2026
Planning secured for the major mixed-use regeneration scheme at Wireworks, delivering 550 homes, a 160-bedroom hotel and 32,000 sq ft of office and commercial space across four blocks in Warrington town centre.
